Eligible split-fee stays can still involve a host fee of about 3% and a separate guest fee, while the single-fee model puts the full service fee on the host payout.

For an operator with several properties or meaningful repeat demand, a change in the percentage can make an owned booking channel worth evaluating. The goal is not to make a dramatic claim about every booking. The goal is to know where the margin is going and create more options over time.

  • Analytics that show which pages, campaigns, and traffic sources create bookings or inquiries.

A simple way to evaluate the opportunity

Do not start by assuming every Airbnb booking should become direct. Start by measuring the demand you can realistically generate yourself. Look at repeat guests, referral volume, existing email subscribers, branded Google searches, social reach, local partnerships, and the number of people already asking for a direct link.

Then compare the value of that direct demand with the cost of the site, booking software, payment processing, and ongoing marketing.
